Here we have another report on the hosuing market. This one, from RPX, takes a look at $/sq ft changes in major metropolitan areas. Their lastest report (for September) shows Sacramento decreasing the most (-14.8%) over the previous 12 months. San Diego was -12.2%, and Las Vegas -11%. San Jose actually reported an increase of 0.2%. You can read the report here.

If you compare these numbers with the Case-Shiller price index for the same time period you'll see that the results differ depending on how you analyze the data. For example, the RPX report says that New York city gained 3.3% in $/sq ft but the Case-Shiller index reported a -3.6% decrease in value. For Phoenix, the RPX had it at -2.5% while Case-Shiller came in at -8.8%.

A few weeks ago, I ran a bunch of reports looking at $/sq footage for the Central Coast. The results didn't really tell a story that I could see which is why I didn't report them. I think that was partly due to the low number of Sold properties in our area which meant that a few properties could skew the results. Also, we have such a diversity of properties in the area that certain areas receive a lot higher $/sq footage than others. Maybe running reports on neighborhoods would result in good info but then you run into the problem that there may have been only 1 or 2 homes selling in a neighborhood over the past 12 months.

Four in Five of All U.S. Adults – An Estimated 178 million – Go Online

According to the latest Harris Poll, the number of adults who are online at home, in the office, at school, library or other locations continues to grow at a steady rate. In the past year, the number of online users has reached an estimated 178 million, a ten percent increase.

In research among 2,062 U.S. adults surveyed by telephone in July and October, 2007, Harris Interactive® found that 79 percent of adults are now online. This is a steady rise over the past few years, from 77 percent in February/April 2006, 74 percent in February/April 2005, 66 percent in the spring of 2002, 64 percent in 2001 and 57 percent in Spring of 2000. When Harris Interactive first began to track Internet use in 1995, only nine percent of adults reported they went online.

The amount of time that people are spending online has also risen. The average number of hours per week that people are spending online is now at 11 hours, up from 9 hours last year and 8 hours in 2005.

Hello from Reno! Well, I guess I was wrong about the Feds not dropping rates again for while. CNN.com confirmed that stocks surged Wednesday after comments from Donald Kohn, the Federal Reserve's No. 2 official, suggested that the central bank will cut rates again at its next policy meeting. Fed Chairman Ben Bernanke speaks tonight and investors will be looking to see that his speech adds to such bets. While the housing market still struggles across the nation, the economy had its best gains in four years during the summer and early fall. The GDP continues to grow in the three months ending Sept. 30. If you are in one of the job markets making some money right now, I can’t stress enough how many great deals are out there, with the low home prices and great mortgage rates.

Changing topics quickly, I found a great calculator you should take a look at if you are in the market to purchase or refinance. It calculates whether or not you should “buy-down” your rate. It is very simple and informative. http://finance.yahoo.com/calculator/loans/home/hom-05

In something that reminds me of the movie Jaws, the Port San Luis Harbor District revised their policy to close getting into the ocean for 5 days after a great white shark sighting. Avila Beach business owners have argued that the ocean closures during peak toursit season has hurt their business. So now, upon a credible shark sighting there will be notices posted for 3 days.

Actually, I don't see the big difference except for the notices being posted for 2 days shorter. If people are aware that a shark was sighted and want to get into the water, that's there choice. I would think that posting it for 5 days (or more) is justified though but I guess the belief is that would scare away business too.

With about 2 1/2 days left in the month, we're sitting at 285 Pending Sales. Will we break 300?? Probably, but it's still going to be a record low as I'd be surprised if we have an additional 55 Pendings coming in the next few days to reach the previous low of 340. Last November, we had 384 Pendings, November 2005 we had 491, and in November 2004 there were a whopping 668.

I don't know if many are aware of this but we have transpacific phone cables that go all the way to Asia (and other countries?) and first go under the sea at Montana de Oro. AT&T is wanting to add a Terabit cable (one trillion bits) to Asia and is starting the environmental reports. I believe that the little building that sits on the left side of Los Osos Valley Road as you start driving to Los Osos from Foothill Blvd is the switching station for the undersea cables.

You may have heard about the "mosquito ringtone". It's a high frequency sound that only teenagers can hear. Some kids are putting these on their cell phones as ringtones so they can hear them, but teachers can't.

Guess that as we age, we are no longer able to hear high-pitched frequencies. I didn't want to believe it but I did find a site that had the pitches you can play to see how high you can hear. I was able to hear the 12khz one but nothing higher.

I'm thinking this has other applications. Maybe it's a way of finding out how someone is without having to ask their age. Just play the different tones and look for the reaction!

Some homeowners are being serious about selling their home in todays market and doing some significant price drops to try to bring a buyer. Here are some examples over the last few days:

- An Arroyo Grande home dropped from 527K to 499K (Days on Market = 57)
- An Arroyo Grande home dropped from 762K to 728K (DOM=33)
- A Los Osos home dropped from 818K to 749K (DOM=307)
- A Paso Robles home dropped from 395K to 325K (DOM=95)

But, there are still some that are doing price drops that won't mean anything. I doubt that the home brochures for these homes have the price printed on them since it would be a pain to print up new brochures for such an insignificant price drop.

- An Avila Beach home dropped from $1,000,000 to $999,950 (DOM=447)
(actually this one may make a difference by being under $1M because of the way people search for homes. I would never price a home at exactly $1M.)
- A Paso Robles home dropped from 462K to 461K (DOM=138)
- A Paso Robles home dropped from 569K to 567K (DOM=288)
- A Paso Robles home dropped from $699K to $695K (DOM=94)
- A Templeton home dropped from 1,045,000 to 1,040,000 (DOM=55)

The number of REALTORS (doesn't count people with licenses that don't join the Realtor Association) has grown from 876,000 in 2002 to 1,357,000 in 2006. As of last month, the number sits at 1,363,000. In California, the number of members has dropped about 5,000 to 195,329 from last year.

The annual bill to remain a member is due in January (at least around here). I'm thinking that's when we'll see more drop out of the Association.

We're already seeing some indicators. Some brokerages around the county have lost a lot of their agents and we've seen some close. I've talked to a few Brokers in the SF Bay Area that are with discount brokerages over the past few months and they are having a tough time since they count on volume to make their business plan work. One has already closed their doors, another plans to close when their franchise agreement is up for renewal, and another has moved to a traditional brokerage.

It's a challenging time for many in this current market...

A guy that I lived with at Stenner Glen while going to Poly got me to get my FCC license and go on KCPR, Cal Poly Radio (you needed a FCC license back in those days which required learning all about radio transmissions and passing a test). He put together a KCPR alumni wiki site to collect the history of the station which is pretty cool for those of us involved with the station in the 70's and 80's.

Here's a 1979 interview with Weird Al when his "My Bologna" song that he recorded in the men's room across from the KCPR studio first hit the Dr. Demento charts. The person interviewing Weird Al is Brian Hackney, who is currently a successful weatherman in the SF Bay Area.

I'm sitting here watching the Patriot/Eagle football game on NBC. It's great to have John Madden as a Cal Poly alumni. He's mentioned Cal Poly San Luis Obispo multiple times tonite when talking about Chris Gocong. Chris is having a good game...hopefully the Eagles end up winning this one.

One thing great about living on the Central Coast is that it's always nice to come home after visiting another area! Driving into town from the Bay Area you can tell that our air quality here is much better, the deep blue sky giving it away.

While driving through San Luis Obispo, it appears that more companies are using a street next to 101 to advertise. The road next to 101 at Los Osos Valley Road (where they are going to put in the car dealerships next to the Dalidio Ranch) had multiple moving vans with their large lettering and a radio station's jug parked on this street. All that was missing was the 1-800-Got-Junk truck.

Greetings from the SF Bay Area!

My wife and I battled the mall crowds today. Not too bad. Even the Frys Electronics trip went pretty well.

I was watching the local news last night and there was a report about a problem with mosquitos in swimming pools of foreclosed homes. I talked to a Realtor friend in Silicon Valley early this week and he said the bank on a foreclosure listing he has sent a crew to drain the pool and put a covering over it right when they took posession. Looks like not all banks are doing this.

Happy Thanksgiving everyone! I can't believe it's already the holiday season. Besides for the fluctuation in the stock market, it has been a pretty slow week because of the Holiday. Mortgage rates are still on the slight decline, offering some great year-end refi deals.
It will be interesting to see how much consumers spend on "Black Friday" which is typically the busiest spending day of the year. Because of the housing slump, credit problems, and high gas prices many experts predict lower than expected sales. Maybe retailers are anticipating this and will be offering even better deals to us consumers over the next four weeks. Wishful thinking huh?
Since this is the time of year that many donate to charities I thought I would share this article for you. There is always someone out there trying to make money off of innocent, thoughtful people by deceiving people. There are several scammers out there trying to market fake charities. The FTC wrote up an article on how to handle donating your money and dealing with Telemarketers. Here is the link

Agent faces consequences for drafting side agreement in sale

A dual agent who drafted a side agreement between the buyer and seller in attempting to close a sale found that the extra paperwork exposed him to increased liability, as the buyer later sued him for negligence in connection with the agreement, and won.


I've blogged in the past about dual agency but since it's been awhile, I thought I'd write about this topic again.

Dual agency is when a real estate agent represents both the Buyer and Seller in a transaction. In the industry, this is also known as "double ending" the transaction. Most agents get real excited when you mention double ending as this means they will make twice as much on the commission since they get both sides of the transaction.

Some Buyers still think there is an advantage of dealing directly with the Listing Agent but I don't see ANY advantage. It's like having a divorce lawyer that represents both the husband and wife. You want someone representing you 100%, not 50% which is as good as you're going to get if you let an agent represent both sides.

I guarantee you that most agents will do what it takes to hold a transaction together to make both ends of the commission. Do you think they will working for the Buyer's best interests, the Sellers, or their own??

If you think you're going to save money by buying a house directly from the Listing Agent, chances are that you are wrong. A good Buyers agent that knows how to negotiate will save you more AND help keep you out of court.

I was just notified by the vendor that supplies my MLS Map Search that I generated more MLS Searches than any other of their agent subscribers nationwide in 2007! For the 30-day period (October 20 - November 20) I had 15,764 unique visitors use my MLS Map Search. The vendor is trying to get year-to-date statistics and then plan to do a press release. Pretty impressive when you consider a 600 agent office in the big metropolitan area of St. Louis has fewer searches than my site.

Now, wouldn't you want your home featured on my map search if you were selling?? Your home will show up as a blinking icon on the map which would then go to the dedicated property website when someone clicks on it.

If exposure is important to you when you sell your home, there is NO ONE else on the Central Coast that can give your home close to the amount of exposure I can. When you list with my team, you'll get a local Realtor PLUS top notch marketing and exposure.

I'm about to add a few more marketing services to my listing service. One is a 3D Floor Plan that allows visitors to place furniture in it and the other is Pole Photography which provides another way of getting nice looking exterior shots.

(Update: My MLS Map Search vendor just emailed me the year-to-date statisitcs for 2007. I've had 209,516 unique visitors to my MLS map search!)

Zillow released a report today showing thier calculations of quarter and yearly drop in home values for different regions.

Merced, CA was the highest with a 28.6% drop vs. last year at this time. Stockton-Lodi, Calif., was next on the list with a 24.8 percent year-over-year Zindex drop in the third quarter, followed by Naples, Fla., down 22.3 percent; Fort Pierce-Port St. Lucie, Fla., down 21.3 percent; and Santa Barbara-Santa Maria-Lompoc, Calif., and Punta Gorda, Fla., down 20.1 percent.

To my surprise, the San Luis Obispo - Atascadero - Paso Robles area showed a 3.1% drop. I'm not sure how they calculated this since the details show that single family homes dropped between 4.2-7.6% and condos lost 10.1-12.4% in value, but when they put them all together, somehow it was a drop of 3.1%.

I updated both the Just Sold and REO reports just now. I had to split the active REO/Short Sale report for the Santa Maria into 2 reports as it has exceeded 300 properties, the limit of my reporting tool. Even with splitting up Santa Maria and Orcutt, I almost exceeded 300 properties for just Santa Maria alone. I have a feeling that it won't be long before I need to run 3 reports for this area.

One of my team members sent me their Best of Caravan choice for the North Coast but I can't post it here since the Listing Agent chose to not advertise the listing on the Internet. Not only is the Listing Agent missing getting exposure for the 1000+ people that visit my blog each week, but the listing also doesn't show up on MLS Searches on my site or any other Realtor's.

I still scratch my head on why a Listing Agent would choose not to display their listing on the Internet when they enter it into the MLS system. Especially in this market where exposure is CRITICAL. I wonder if the homeowner even knows....

I'm back from Vegas!

I must say, only in Vegas will they set off 1000 pounds of dynamite to take down an old casino at 2:30 in the morning. I didn't know it was going to happen and was asleep about 1/4 mile away. They started with a fireworks show that woke me up. I first thought that a fireworks factory was on fire since there was probably 50 times more fireworks than a typical 4th of July on Pismo Beach. Then the dynamite went off and the big cloud of yucky dust traveled over the strip. Yowser!

I found some interesting products at the Realtor convention. One was an automatic shoe covering dispenser (see the video here). This makes it a lot easier than requiring people to take off their shoes or put on shoe coverings manually before taking a tour of a home.

There were multiple companies launching products to view listings on a cell phone. I really think that this is a bit too early as I don't think many will want to do their home searches on a cell phone. Realtor.com recently announced a site where iphone users can go to but since the average iphone user is 27 years old, I don't see that much demand for iphone home searching quite yet.

I talked with a vendor that I currently use for my online home valuation. They have a significant enhancement coming soon that will provide 55 page property profile reports with everything from comparable sales to neighborhood statisitics. I hope to test it within a couple weeks. Stay tuned!

RealtyTrac today released its Q3 2007 Metropolitan Foreclosure Market Report, which shows Stockton, Calif., Detroit and Riverside-San Bernardino, Calif., documented the three highest foreclosure rates among the nation’s 100 largest metropolitan areas during the third quarter.

Other cities in the top 10 metro foreclosure rates: Fort Lauderdale, Fla.; Las Vegas; Sacramento, Calif.; Cleveland; Miami; Bakersfield, Calif.; and Oakland, Calif. California cities accounted for seven of the top 25 metro foreclosure rates, while Florida and Ohio each accounted for five of the top 25 spots.

Greetings from Las Vegas!

I'm in Vegas attending the annual conference for the National Association of Realtors. I flew out of Santa Maria for the first time on Alligiant Air. When I purchased the ticket it was $69 but a few weeks ago, they lowered the price to $29. Of course you can't get a refund for price drops. Also, Allegiant charges for everything. Want seat selection...10 bucks. Want to check more than 1 bag, more $$$. They don't serve any free food/drinks on the plane but on an hour flight, it really didn't matter.

Santa Maria has free parking which is nice but I was surprised to see how few airlines there are in the SM airport. Alligiant appears to be the biggest carrier. It's been a little over a year since I last took an airplane and I'm still not used to the change in security. They said to check in no later than 2 hours before your flight leaves. Not knowing any better, I rushed to get there after the Bank of America ATM's didn't work in Arroyo Grande and had to find one in Santa Maria before going to the airport. When I arrived, I was right on the 2 hour before time but was one of the first to check in. I then found out that security didn't open for another half an hour (at 5 pm) which really shows how few planes go out of Santa Maria. There were still people checking in 30 minutes before the flight was to leave.

For checked baggage, they searched everyones bag. I had some matchbooks in a side pouch of my toiletries bag that had been there for years (I used to collect matchbooks when I used to travel a lot). They paged me and told me I couldn't have those in my bag so I threw them out. I also packed a box of Crystal Light punch. The ones where you can add to bottle water which I'm drinking instead of diet Coke these days. When I got to Las Vegas, they weren't in my luggage. I put them on top when I left my house so I can only guess that it must of fallen out when they went through my bag. Next time, I'll pack things in large ziplock bags.

Once you go through security at Santa Maria, you are in a holding room. The time to board our plane soon past with no one from the airlines coming in to tell us what was going on. Luckily, I had my laptop with wireless Internet so I looked up Allegiant's website and found that the inbound plane from Vegas was 45 minutes behind schedule. I announced this to everyone in the room (along with the San Diego Charger 1st quarter score).

But...I did finally make it to Vegas about a half hour late. Vegas is still changing. I was here about a year ago and there's more construction going on since the last time I visited. What I really noticed was how thick the Yellow Pages is. Over 4 inches thick now. I've never seen a Yellow Pages so big! The news said that Clark County will be 4.5 Million residents by 2020 (in 1980 there were 500,000).

"The House Financial Services Committee today passed H.R. 3915, the Mortgage Reform and Anti-Predatory Lending Act of 2007 by a vote of 45 to 19. During the committee's consideration of this bill, several amendments were offered, which attempted to fundamentally change the scope and, ultimately, lessen the adverse impact on the mortgage origination system." - CAMB Government Affairs Chair, Ed Smith Jr.
This bill was created to help consumers from Predatory Lending habits, putting many restrictions on mortgage brokers. Ok, I am sounding a little biased but this bill is aimed at my occupation, but I am trying to keep an open mind about it. I have read several articles about this bill both for and against it, but I have yet to read the whole bill in its entirety. I want to get the dirty mortgage brokers out of the business just as bad as the next guy, but this bill will severely handcuff the way mortgage brokers do business. From what I have read, this bill would put most of the power in the hands of the big banks who will be able to control the prices (raise them to the consumer), while running out the brokers. I have heard the words "monopoly" and "similar to Microsoft and the cable company" passed around the watercooler. As in any business, the more competition that is out there the better deals and more options there will be for consumers. While much of the blame is being put on brokers for the current housing/mortgage crisis, getting rid of brokers is not the answer to the problems. Keep in mind Lenders/Banks have the final say in ALL loans, not the mortgage broker. Now I will admit there was a major problem with brokers inflating stated incomes and putting pressure on the appraisers to reach a price, but you can't blame the brokers for everything going on. This bill is limiting the cash back/yield brokers would be getting from banks, and these kind of deals make it possible for the borrower to get a "no or low cost" mortgage. While this is not for everyone, and I am not saying no closing costs mortgages are good or bad, I still feel it should be an option for people. I do feel some people have been taken advantage of from brokers taking large yields from the bank, so a limit on the yields would be acceptable if done properlyn butI have heard what the original bill was asking for was unacceptable. Ultimately I would like to see a resolution that would help protect borrowers while keeping a competitive lending industry going.
Just another tid bit of info..right now brokers have to disclose how much they make on a loan BEFORE the borrower signs the documents, while banks do not have to do this. Also, I don't want to make any Real Estate agents mad, but in terms of costs for buying/selling a home, Real Estate Agents are making much more on these deals than the brokers are. Granted some agents work hard and deserve the money they make, but in terms of saving the consumers money, it's not just the brokers who are profiting here. With that said, let me also say one reason I write in Keith's Blog is because he is one of the good guys out there. You can tell this by just going to his webpage where he offers a plethora of information to consumers AT NO CHARGE! He is an honest guy who works hard for his money and is not out there to rip people off and this is what we need in the business, and this is what I strive for as well. And no Keith did not put me up to writing any of this, I just thought it needed to be said!
Anyways, this bill is still a long way from being implemented as it has several more stages and amendments to go through. I just wanted to make you aware of it as a consumer since it may not be in your best interest to have this passed. I would love to hear any feedback about this bill both for or against since I am still learning about it myself.

There's a sexual deviant loose in our area. On Tuesday, he exposed himself while doing some inappropriate things at a shoe store in Arroyo Grande and a clothing store in Pismo Beach. While he did this outside at the store in Pismo Beach, he confronted an 18-yo girl inside the store in Arroyo Grande.

He is described as a white male in his late 20's, with buzz-cut blonde hair, about six feet tall, with a thin build.

He was last seen wearing a black, long-sleeved polo shirt, dark sweat pants and black and white running shoes.
Unfortunately, the small composite photo above is the only one I could find. Neither the Tribune nor KCOY/Fox 11 had any photo (sigh). So much for our local media.
If you have any info, please call either the Pismo Beach or Arroyo Grande Police.

Looks like there's another Santa Barbara County home added to the foreclosure list....

Michael Jackson's Neverland ranch is in foreclosure. According to the records, he took out a $23 Million loan in April of 2006 and as of 10/12/2007 is deliquent in the amount of $23,212,963. The property sits on 2.538 acres and is assesed at $17,942,560 (Land - $6,898,858, Improvements - $11,043,702).

Here's one from the real estate law files:

"A California real estate agent who hoped to obtain a listing visited the subject property and took copious notes on the property’s defects, planning to use the notes for the seller’s benefit if he won the listing. In a strange turn of events, the agent did not get the listing and ended up representing the buyers, instead. However, his prior notes on the property did not come out until after closing, leading the buyers to file suit for negligent nondisclosure."

High U.S. home inventories a major concern: Greenspan

TOKYO (Reuters) - Former Federal Reserve Chairman Alan Greenspan said on Tuesday that falling U.S. home prices and high inventories of unsold properties presented a major risk to the U.S. economy and financial markets.

Greenspan said he was not "sanguine" about the how quickly the glut of unsold homes could be reduced.

"We still need to accelerate the rate of inventory liquidation, and that will mean bringing housing starts down and sales up. We have a long way to go," said Greenspan, who was answering questions at a CEO conference in Tokyo via video link from Washington.

"The critical issue on the whole subprime, and by extension the whole financial system, rests very narrowly on getting rid of probably 200,000-300,000 excess units in inventories in the United States," he said.

I updated the REO reports (both available listings and October Solds).

Of the 147 homes sold in October (and reported in the MLS) for SLO County, 13 of these were REO and 3 were Short Sale.

Foreclosures are really impacting Santa Maria/Orcutt. Of the 45 homes Sold in October, 15 of these were REO and 5 were short sale.

I added the October statistics to the http://www.slowatch.com/ page. You'll see that the Months of Inventory for the County dropped a bit (from 14.8 to 14.5 months). While not a big drop, at least it didn't increase. With Santa Maria and Orcutt thrown in, the number did increase since Santa Maria had a real slow sales month in October.

The inventory of active listings for most cities dropped since the first of last month. While Pending Sales remained low, the number of expired listings took a big jump. Maybe some homeowners are throwing in the towel for trying to sell this year and will wait until the beginning of 2008 before trying again?? It is a pain to have to keep your home in showing condition during the holidays.

Atascadero took a big jump in Months of Inventory as October sales were really slow.

I plan on updating the Just Sold and REO reports later tonite.

October was almost a carbon copy of September's activity. Pendings didn't really pick up so expect to read about the low number of November Sales when the newspapers report it in December. We did see an increase in Expired listings. I'm going to be updating the inventory shortly so we'll see if the expired listings helped lower the inventory levels. Price changes also increased which is not typical for an October but understandable in the current market.
