The market is changing. If you read my Blog, you know by the MLS statistics I post every month that home inventory is increasing. It's no longer a Seller's market where putting a home in the MLS system may be the only thing you have to do to bring a buyer.

There has also been something else changing in real estate but it's been happening over the past 5 years. The impact of the Internet has changed the way homes are marketed to perspective buyers. An annual Buyers survey by the California Association of Realtors tracks Internet Buyers vs. Traditional Buyers. Internet Buyers are those who used the Internet significantly in their home buying process. The percentage of Internet Buyers has grown from just 28% in 2000 to 72% in the latest 2007 survey.

The goal of any marketing program is to get your home seen by perspective Buyers. Getting Buyers to a website is a big challenge. With the way the Internet works, over 99% of real estate websites will never be seen by a Buyer.

I have 15 websites in my strategy. I use all these sites to get Buyers to visit my two main websites; SloCountyHomes.com and LocalLinks.com. I also create dedicated property websites for each of my Listings and also enhance my Listings on Realtor.com. What's great about the Internet is you can track how many people visit a particular site and/or webpage. If a real estate agent can't give you statistics from their weblogs, assume they have few visitors!

The reason I'm able to get so much exposure for a property website is that my main web sites are in the Top 10 of the most used Search Engines. Home Buyers and Sellers find my sites through Search Engines and the content on my sites keep people coming back.  Following is where either SloCountyHomes.com or LocalLinks.com appears using the popular search terms for cities on the Central Coast. Ask a real estate agent if their site appears in the Top 10 of ANY search phrase. As the table shows, I have a site in the Top 10 of Google and Yahoo for almost ALL of the popular search phrases for real estate in any Central Coast city.

Keith Byrd Big Time Differentiator #2- Photography

Photography is used in all of the marketing programs for a home (MLS, brochure, Internet, print ads, etc.). Most Realtors use consumer point-and-shoot digital cameras. A picture says 1000 words so you need to make sure those words say "Buy Me"! 

I use high-end camera equipment, including a wide-angle lens that costs over $2500. If a home is photogenic, I want the photos to WOW a perspective Buyer. If you are able to get a Buyer emotionally attached to a home, it increases the chances the homeowner will receive a good offer.
