Happy Tuesday after Thanksgiving! Hopefully everyone didn't eat and shop too much over the holiday! And hopefully everyone found some great things to be thankful for this year!

Here are some winter staging tips for your winter holiday home selling season:
  • Keep the heater on during these cold days, so that when buyers arrive the house isn't ice cold. At least 60 degrees is much more welcoming to buyers and will encourage them to visit the home longer, which is more likely to lead to a sale!
  • If you are moving out before selling, think about staging, and possibly about leaving a few key pieces of furniture in the house - to help with the staging process. It will save you tons of money compared to renting large items like couches.
  • Mind your falling leaves and your plants that die during the freezing nights. Curb appeal is still the first chance you house gets to make a good impression.
  • Don't get crazy with the holiday decoration! Think simple and tasteful if your house is on the market through the holidays! Don't go- Chevy Chase, 'Christmas Vacation' style decorations this year, they may be a turn off to potential buyers! You never want to have your house judged by your decorations!
  • Selling your home is like interviewing for a GREAT job, put out your best and results will follow!

Light, Bright and Airy Home Staging Tips for Rain

Tips for Rain! I am so excited to see the rain. If you have your house on the market or plan to soon, here are a few quick tips to help it looking great through the rain, and after the rain dries:
  • Adjust your lawn watering for the rain, so that you don't have a swamp, but also remember to re-adjust after the rain passes.
  • Make sure that you have a good door mat at every door, so that visitors can wipe their feet and minimize the rain's impact on your carpet.
  • Try to tend to falling leaves between storms, so that you aren't left with piles of wet leaves that make your yard look out of hand when prospective buyers view your home.
  • Keep a dry clean-up towel near the front door, so that you can do a quick dry of any footprints when they happen, so that you have one less thing to worry about when Realtors call to show your home!
  • Remember to close your windows- moisture around and on window sills is a red flag for many home inspectors, don't cause your own red flag.

As you can see from Keith's prior blog, houses that look great in photos, really can sell in this market! Price smart, stage and list with a realtor who markets aggressively and you should find selling success!

also.... remember its breast cancer awareness month- don't forget to check yourself and remind the people you love! I am a proud 4 year cancer survivor, and I wouldn't be here to share my tips with you today, if I hadn't been diligent and followed through on my care. I was only 32 at diagnosis, and it goes to show that you can never be too young or too healthy- cancer can still strike close to home.

Light, Bright and Airy Home Staging Tips

Coming into the fall, here are a few unique challenges home sellers should consider.
  • You can decorate with the colors of fall, just don't get crazy with orange- not every buyer appreciates it.
  • Don't get too crazy with the Halloween decorations, spooky is fun for the kids, but not always pleasing to buyers.
  • Remember to ventilate. This is a great time to let your house breathe, no need to constantly be closed-up tight to keep out the heat, or the cold.
  • Leaves are starting to fall, make sure that you keep your yard in shape throughout the whole season- it could be the difference between your house selling, or sitting on the market, because it looks like a huge yard work hassle!

Light, Bright and Airy Home Staging Tips

Summer Selling Tips! Here are some tips that I teach all of my clients to keep in mind during the summer months.
  • If its hot where you live, leave the A/C on for showings - at a nice comfortable temperature, not too hot and not too cold!
  • Make sure you groom your yard! Keep all flowers and grass nicely trimmed and living if at all possible!
  • Spread bark chips around plants, it looks more manicured and it helps conserve water.
  • Make sure to ventilate your home during the cool hours of the day, so that your home smell doesn't get stagnant.
  • Make sure that your house can always be "show ready" in 2 hours or less.
  • Keep spider webs and bugs under control.
  • Clean your windows.
  • Showcase your views!
  • Water house plants a little more often- dead house plants are not buyer friendly!

Light, Bright and Airy Home Staging Tips!

It's Monday again and time for more home staging tips and insight! Last week I saw another example of a common mistake that sellers make. I went into a home that was very tidy, but very personal! Teddy bears and bright colors all around. Many home sellers think that if they take down their personal photos, they have "staged" their home for sale. Here are some useful staging tips:
  • Staging means taking out personal taste as well as photos.
  • Bright pinks and oranges are too personal when they are in every rug and painted surface.
  • Even if you can't afford to paint every room, you can simplify your personal accessories to neutral ones, like clocks and mirrors - or other accessories in neutral shades.
  • Remember to give every room purpose, don't leave the buyer confused about the use of each room!
  • If your house is too close to your heart for you to be objective about your stuff, hire a professional to help depersonalize- for a quicker sale!

Light, Bright and Airy Home Staging Tips

Better late than never! Seems I was enjoying the weekend and forgot my Monday meeting with our Blog readers!

I am cautiously optimistic with our current real estate market. Houses that are staged, priced right and looking great are going pending quickly! This seems like a real change from this time last year! Here are some comments that I heard this morning from some great Realtors who came through one of my listings on realtor caravan open house today. This should give you, as a seller, some insight into what helps houses look and show great!

  • "The room looks so open and inviting"
  • "The house smells great!"
  • "Wow this seems like a lot of value for the money"
  • "These rooms are beautiful"
  • "Gosh, the bedrooms aren't big, but they feel spacious"

Spring cleaning is calling! Here are some of the not so obvious (but VERY important) details to remember to clean, especially when staging or selling your home:
  • Baseboards
  • Light switch plates
  • Fan blades
  • Cob webs
  • Pantry shelves
  • Clean bugs and dust out of light globes
  • Shower corners and fixtures
  • Window blinds
  • Door and window sills
  • Hand prints around light switches and door knobs
